Project Report in Ses Vinyes

Location and Context

The project is located in the exclusive residential area of Ses Vinyes, characterized by detached single-family homes with unique volumetry. The current urban planning regulations offer flexibility to adapt each building to the specific needs of the owners, highlighting the diversity in designs and compositions.

Design and Distribution

The proposed building consists of two floors: ground floor and first floor. Due to the topography of the land, the main access is from the first floor, which allows for maximum enjoyment of the panoramic views of Fornells harbor.

First Floor

The first floor houses the day area, designed to take full advantage of the spectacular views. This floor includes the living-dining-kitchen area in an open and functional space, a guest bathroom, and a double bedroom. Complementing this floor, a partially covered terrace with a pergola provides a protected and comfortable outdoor space.

Ground Floor

The ground floor is dedicated to the night area and services. It includes three double bedrooms, two bathrooms, a laundry room, and a space for installations. The layout is optimized to ensure comfort and privacy for the users.
